Hunting for the perfect new home in Teravista can be exciting, but with all the choices and things to consider in the home buying process, it’s only natural to feel a bit overwhelmed.

As a REALTOR® and Teravista resident myself, I’m here to help! To start, here are 7 top tips for a successful house hunt in Teravista or anywhere.

1. Write down what you’re looking for.

Before you make any moves, ask yourself what you’re actually looking for. What is your ideal floor plan? Size? Amenities? Do you want a big backyard for your kids to play? Take some time to consider your needs very well and then write everything down. Not only it will help you narrow down the options but it will also help you stay focused on your specific needs and requirements.

2. Go through your finances.

Obviously, you need to be able to afford your dream house. Therefore, we highly recommended going through your finances and determining how much you can afford to spend on your new home. Be realistic about your financial capabilities and keep in mind the other responsibilities of home ownership, i.e. property taxes, utilities, maintenance, etc. Getting a pre-approval letter from your lender is always a good idea and will help you reach your goals.

3. Location, location, location.

We all frequently hear this 3-word rule of real estate – because it’s so true. For our family, one of the big draws of Teravista’s big draws was convenient access to top-rated schools, major freeways, and a variety of shopping centers. Location is not just about the views and tree-lined streets, although Teravista has plenty of that and more. Consider how your new home will fit into your daily lifestyle.

Also, look at the homesite, not just the house. If you’re in the market for a new construction home, Teravista homebuilders give you the option of choosing your ideal lot, while they also have beautiful spec homes ready for move-in. You may want to ask yourself: Does the property provide enough privacy? When and where will the house receive the most daylight? Is the lot large enough for my prize-winning garden?

 4. Research the neighborhood.

You’re smart to be doing your own online search for the right neighborhood. In fact, we highly encourage it. But don’t rely on the Internet alone. After all, you will hopefully be living here for quite some time. We recommend you drive through the neighborhood, both during the day and night. If possible, talk to some residents, aka future neighbors. First-hand information is invaluable, and residents (including ourselves) are happy to share our experiences of living in the community.

 5. Partner with your REALTOR®.

As a REALTOR®, I value and respect my client’s needs and requirements, and consider their home buying endeavor a partnership. Many of my clients know exactly what they’re looking for and how much they are willing to pay. Sharing this information will save time and help facilitate a decision because they’ll be shown homes that meet their criteria.

Also, purchasing a home can be an emotional process. You can trust that I will represent your best interests while maintaining the highest level of service throughout your transaction.

6. Don’t rush into purchase but don’t wait too long either.

Before you sign any contract, you need to be absolutely sure that you have found what you’ve been looking for. Take some time to think things through but don’t take too much time. In a desirable neighborhood such as Teravista, your ideal home may not stay on the market long.

7. Make a fair offer.

This applies mainly to existing homes: it is important to be aware that you probably aren’t the only one interested in the property. To ensure success, it’s best to make a fair and reasonable offer.
